SURVEYOR'S NARRATIVE
THE PURPOSE OF THIS SURVEY IS TO PARTITION THE PROPERTY DESCRIBED IN
THE BARGAIN AND SALE DEED RECORDED AS DOCUMENT NO. 2018-25426 IN
DESCHUTES COUNTY OFFICIAL RECORDS, AS REQUESTED BY OUR CLIENT, JAMEY
JULIUS, AND AS APPROVED BY THE CITY OF BEND IN FILE NO. PLLD20230383.
CONTROL FOR THIS SURVEY WAS BASED ON THE SURVEYS OF RECORD
REFERENCED ON THIS PLAT, AND THE SURVEY MONUMENTS SHOWN AS HELD AND
SET ON THIS MAP OF SURVEY. THE DEED FOR THE SUBJECT PROPERTY
DESCRIBES IT AS BEING LOCATED WITHIN THE NW1/4 SW1/4 OF SECTION 23, EAST
OF THE PLAT OF SANDALWOOD, PHASE 2; SOUTH OF BUTLER MARKET ROAD; AND
NORTH OF A LINE THAT COINCIDES WITH THE NORTH LINE OF THE MAREA I
SUBDIVISION. BASIS OF BEARINGS FOR THIS SURVEY IS THE MEASURED LINE
BETWEEN THE C-W 1/16TH CORNER OF SECTION 23 AND THE NORTHEAST PLAT
CORNER OF MAREA 1, USING THE CENTRAL OREGON COORDINATE SYSTEM
(DESCHUTESI3 TRANSFORMATION) IN CONJUNCTION WITH THE NAD83(2011) EPOCH
2010.00 DATUM REALIZATION.
WE FOUND AND HELD THE MONUMENTS MARKING THE CENTER -WEST 1/16TH
CORNER OF SECTION 23 AND THE NORTHEAST CORNER OF THE MAREA I
SUBDIVISION, THEREBY ESTABLISHING THE EAST LINE OF THE NW1/4 SW1/4 OF
SECTION 23 ADJACENT THE SUBJECT PROPERTY. MONUMENTS SET WITH THE
PLATS OF MIRADA, PHASE 1, AND MIRADA, PHASES 3-10, FIT WELL WITH OUR
RESOLVED LINE.
JERRY STICHLER'S 2001 MAP OF SURVEY REESTABLISHING THE BOUNDARIES OF
THE PARENT PROPERTIES OF THE SANDALWOOD SUBDIVISIONS PLACES THE EAST
BOUNDARY OF THE SANDALWOOD, PHASE 2, SUBDIVISION AS A LINE 25.00 FEET
WESTERLY AND PARALLEL WITH THE EAST LINE OF NW1/4 SW1/4 OF SECTION 23.
WE THEREFORE DID THE SAME, THE RESULT OF WHICH MATCHED WELL WITH
STICHLER'S UNDISTURBED ORIGINAL MONUMENTS ALONG THE EAST PLAT
BOUNDARY OF SANDALWOOD, PHASE 2.
THE RIGHT-OF-WAY OF FLAGSTONE AVENUE WEST OF THE SUBJECT PROPERTY
WAS REESTABLISHED BY HOLDING THE CENTERLINE MONUMENTS SET ON THE
WEST PLAT BOUNDARIES OF SANDALWOOD, PHASE 2, AND MIRADA, PHASES 3-10,
AND OFFSETTING THAT CENTERLINE RECORD DISTANCE OF 30.00 FEET NORTH AND
SOUTH. MONUMENTS MARKING THE RIGHT-OF-WAY OF FLAGSTONE AVENUE AT
THE WEST BOUNDARY OF MIRADA, PHASES 3-10, WERE RECOVERED IN GOOD
CONDITION AND MATCHED OUR RIGHT-OF-WAY LINES. MONUMENTS ON THE EAST
BOUNDARY OF SANDALWOOD, PHASE 2, MARKING THE RIGHT-OF-WAY OF
FLAGSTONE AVENUE WERE MISSING OR DAMAGED, AND WE REESTABLISHED THEIR
POSITIONS BY INTERSECTION OF OUR OFFSET CENTERLINE ABOVE WITH THE EAST
PLAT BOUNDARY OF SANDALWOOD, PHASE 2.
AS STICHLER'S SURVEYS STATE THAT THE CENTERLINE OF FLAGSTONE AVENUE IS
PARALLEL WITH WHAT IS NOW THE NORTH LINE OF THE MAREA I SUBDIVISION, WE
PROJECTED OUR MEASURED CENTERLINE BEARING FROM THE NORTHEAST
CORNER OF THE PLAT OF MAREA I TO ITS INTERSECTION WITH OUR
REESTABLISHED EAST LINE OF SANDALWOOD, PHASE 2, TO DETERMINE THE
SOUTHWEST CORNER OF THE SUBJECT PROPERTY.
THE 1994 DESCHUTES COUNTY PUBLIC WORKS RIGHT-OF-WAY MAP OF BUTLER
MARKET ROAD STATES THAT THE RIGHT-OF-WAY WIDTH OF BUTLER MARKET ROAD
ADJOINING THE NORTH LINE OF THE SUBJECT PROPERTY IS 40.00 FEET FROM
CENTERLINE, THE SAME AS SANDALWOOD, PHASE 2, TO THE WEST. WE HELD
STICHLER'S MONUMENT ON THE NORTHERLY LINE OF SANDALWOOD, PHASE 2,
MARKING THE POINT OF CURVATURE OF BUTLER MARKET ROAD, AND EXTENDED A
CURVE EASTERLY OF RECORD RADIUS SUCH THAT THE CENTERLINE OF THE ROAD
40 FEET TO THE NORTH MATCHED STICHLER'S RECORD DISTANCE ALONG THE
1/16TH LINE. THE INTERSECTIONS OF THIS SOUTHERLY RIGHT-OF-WAY LINE WITH
OUR RESOLVED 1/16TH LINE AND EAST BOUNDARY OF SANDALWOOD, PHASE 2,
COMPLETES THE PLAT BOUNDARY AND THE NORTH CORNERS OF THE SUBJECT
PROPERTY. AS A CHECK, THE RIGHT-OF-WAY DEDICATION MADE WITH THIS PLAT,
THE SOUTHERLY LINE OF WHICH IS 50.00 FEET FROM THE CENTERLINE OF BUTLER
MARKET ROAD, WAS PROJECTED EASTERLY AND MATCHED WELL WITH THE
MONUMENT FOUND AT THE NORTHWEST CORNER OF LOT 47 OF MIRADA, PHASE 1.
THE BOUNDARIES OF THE SUBJECT PROPERTY BEING THUS REESTABLISHED, WE
MONUMENTED THE PARCELS, TRACTS AND DEDICATIONS AS REQUESTED BY OUR
CLIENT AND APPROVED BY THE CITY OF BEND. A FENCE APPARENTLY BELONGING
TO THE OWNER OF LOT 29 OF SANDALWOOD, PHASE 2, IS SET AT A SKEWED ANGLE
WITH THE EAST LOT LINE OF THE SAME, BEING RIGHT ON THE SOUTHEAST CORNER
OF THAT LOT AND GRADUALLY DRIFTING EAST SUCH THAT IT IS APPROXIMATELY 1.2
FEET INSIDE PARCEL 1 OF THIS PLAT AT ITS NORTHWEST CORNER. NO OTHER
UNUSUAL CONDITIONS WERE ENCOUNTERED.
