SAID DEED PERFECTED THE PROPERTY LINE ADJUSTMENT BETWEEN TRACT A AND TRACT B APPROVED IN DESCHUTES COUNTY PLANNING FILE NO. 247-23-000656-LL. CONTROL FOR THIS SURVEY IS PER THE SURVEYS AND DEEDS OF RECORD REFERENCED HEREIN AND THE MONUMENTS SHOWN AS HELD AND SET ON THIS MAP OF SURVEY. THIS SURVEY WAS CONDUCTED USING THE CENTRAL OREGON COORDINATE SYSTEM, DESCHUTES13 TRANSFORMATION, IN CONJUNCTION WITH THE NAD83(2011) EPOCH 2O10.00 DATUM REALIZATION. IN 2023 OUR FIRM CONDUCTED A BOUNDARY SURVEY OF THE OVERALL EXTERIOR OF BOTH TRACT A AND TRACT B PRIOR TO THEIR ADJUSTMENT; THAT SURVEY WAS FILED AS GS21135 WITH THE DESCHUTES COUNTY SURVEYOR'S OFFICE. OUR 2023 SURVEY ALSO MONUMENTED AND MAPPED THE WEST, SOUTH AND EAST LINES OF WHAT IS NOW TRACT A; WITH THIS PRESENT SURVEY, THE NORTH LINE OF TRACT A, ALSO BEING THE DIVIDING LINE BETWEEN TRACT A AND TRACT B, IS NOW MAPPED AND MONUMENTED AS DISCUSSED BELOW. TRACT A CONSISTS OF THE SOUTHWEST QUARTER OF THE NORTHEAST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 4, AND THE NORTHWEST QUARTER OF THE NORTHEAST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 4 LYING SOUTHERLY OF A LINE DESCRIBED IN THE SUBJECT DEED, ALL IN TOWNSHIP 17 SOUTH, RANGE 12 EAST, WILLAMETTE MERIDIAN, DESCHUTES COUNTY, OREGON, AND EXCEPTING THEREFROM THE RIGHT-OF-WAY OF HUNNELL ROAD. THE LINE DESCRIBED IN THE DEED COINCIDES WITH THE NORTHERLY LINE OF THE INGRESS & EASEMENT DESCRIBED IN THE LOCATION OF EASEMENT DEED RECORDED IN VOLUME 172, PAGE 137, DEED RECORDS OF DESCHUTES COUNTY, AS DEPICTED ON THIS SUBJOINED MAP. AS DISCUSSED IN OUR 2023 BOUNDARY SURVEY, HARRIS WAY WAS DEDICATED FROM BOWERY LANE TO HUNNELL ROAD IN 1970, BUT THAT DEDICATION HAD NO EFFECT ON THE SUBJECT PROPERTY, AS IT HAD BEEN CONVEYED TO BOB AND FRANCIS N. THE 1970 ON OF EASEMENT DEED DESCRIPTION MATCHES THAT HARRIS Wqy GREENLEE THREE YEARS BEFORE THE THE 1970 HARRIS WAY DEDICAT ON, AND AS SUCHH,, WE HAVE EXT NDEID ODUR RESOLVED HARRIS WAY CENTERLINE FROM OUR F (60' PUBLIC RIGHT-OF-WAY) 2023 SURVEY WESTERLY TO HUNNELL ROAD, ROTATING THIS CENTERLINE SLIGHTLY TO MATCH OUR PREVIOUSLY MEASURED BEARINGS WHILE MAINTAINING RECORD DISTANCES AND CURVE RADII. INSTRUMENT NO. 2020-29664 DESCHUTES COUNTY OFFICIAL RECORDS THE NORTH LINE OF TRACT A THUS REESTABLISHED, WE SET NEW MONUMENTS AT ALL CORNERS OF THE SAME WHERE NONE PREVIOUSLY EXISTED. ALTHOUGH THE INGRESS & EGRESS EASEMENT FROM 1970 IS SHOWN, A FULL TITLE SEARCH WAS NOT CONDUCTED, AND THIS SURVEY IS NOT INTENDED TO DEPICT ALL EASEMENTS THAT MAY ENCUMBER THE SUBJECT PROPERTY. HARRIS WAY APPEARS TO BE IN USE BY THE GENERAL PUBLIC THROUGH THE EASEMENT AREA, AND SMALL PORTIONS OF THE TRAVELED WAY EXIST OUTSIDE THE EASEMENT. ROUND GREEN WOODEN POSTS EXIST NEAR THE EAST LINE§OF TRACT A, BUT THEY DO NOT FOLLOW OUR SURVEYED EAST LINE NOR THE WEST PLAT BOUNDARY LINE SURVEYED BY GEORGE COLVIN IN HIS 1978 MINOR PARTITION OF LANDS TO THE EAST.
