THE PURPOSE OF THIS SURVEY IS TO MAP AND MONUMENT LOT 2 1N BLOCK 28 OF THE PLAT OF BEND, CITY OF BEND,
DESCHUTES COUNTY, OREGON, AS REQUESTED BY THE OWNER, JACK FORD.
CONTROL FOR THIS SURVEY IS PER THE SURVEYS OF RECORD REFERENCED HEREIN AND THE MONUMENTS SHOWN AS
HELD AND SET ON THIS MAP OF SURVEY. JEFF KERN SURVEYED AND MONUMENTED THE EAST LINE OF LOT 2 WITH HIS 1994
BOUNDARY SURVEY OF LANDS TO THE EAST, RELYING ON ADJACENT MONUMENTS IN BLOCK 28 AND ON LONGSTANDING
CITY MONUMENT #16 AT THE CENTERLINE INTERSECTION OF HILL STREET AND GREELEY AVENUE; THE CITY MONUMENT HAS
SINCE BEEN PAVED OVER, AND AT A REPORTED DEPTH OF 19 INCHES, WAS DEEMED NOT FEASIBLE TO RECOVER WITHOUT
MAJOR DAMAGE TO THE STREET, EVEN IF IT REMAINED UNDISTURBED.
WE RECOVERED THE MONUMENT SET BY KERN AT THE NORTHEAST CORNER OF LOT 2 IN GOOD CONDITION, JUST NORTH
OF AN OREGON GRAPE TRUNK, AND HELD IT IN ITS FOUND POSITION. THE MONUMENT SET BY KERN AT THE SOUTHEAST
CORNER OF LOT 2 WAS FOUND BENT AND PAVED OVER. WE RECOVERED ANOTHER MONUMENT SET BY KERN TO THE EAST
ON THE NORTH ALLEY RIGHT-OF-WAY LINE IN GOOD CONDITION AND HELD IT ACCORDINGLY.
AS CITY MONUMENT #16 IS UNRECOVERABLE AND/OR DESTROYED, WE SEARCHED ALONG THE EASTERLY RIGHT-OF-WAY OF
HILL STREET NORTH AND SOUTH, FINDING AND HOLDING A MONUMENT SET BY JASON SIMES AT THE SOUTHWEST CORNER
OF BLOCK 26. THE MONUMENT NOTED BY RUSS KARL AT THE SOUTHWEST CORNER OF BLOCK 28 IN HIS 1993 BOUNDARY
SURVEY WAS NOT FOUND, AND APPEARS TO HAVE BEEN DESTROYED BY SIDEWALK CONSTRUCTION. WE INSTEAD FOUND
AND HELD KARL'S MONUMENT 70 FEET NORTH AS A WITNESS TO THE BLOCK CORNER, AND PROPORTIONED THE EASTERLY
RIGHT-OF-WAY LINE AND LOT CORNERS USING NORMAL METHODS, HOLDING RECORD PLAT WIDTHS FOR THE INTERMEDIATE
STREETS AND ALLEYS, AND DETERMINED THE NORTHWEST AND SOUTHWEST CORNERS OF LOT 1 OF BLOCK 28
ACCORDINGLY.
WE THEN PROPORTIONED THE DISTANCES BETWEEN THE CALCULATED WEST CORNERS OF SAID LOT 1 AND THE
AFOREMENTIONED MONUMENTS SET BY KERN ON THE RIGHTS -OF -WAY OF GREELEY AVENUE AND THE PUBLIC ALLEY IN
ORDER TO DETERMINE THE WEST CORNERS OF LOT 2. OUR RESOLVED BEARINGS AND DISTANCES FOR LOT 2 ARE
REASONABLE AND WITHIN EXPECTATION FOR A PLAT OVER 100 YEARS OLD AND WITH SCANT ADJACENT RESURVEYS AND
MONUMENTATION.
THE BOUNDARY OF LOT 2 THUS RESOLVED, WE SET NEW MONUMENTS AT THE SOUTHEAST AND NORTHWEST CORNERS. A
UTILITY POLE LIES OVER THE SOUTHWEST CORNER, AND WE THEREFORE SET A WITNESS CORNER 1.00 FOOT NORTHERLY
ALONG THE WEST LINE. A FENCE EXISTS NEAR A PORTION OF THE EAST LINE, APPARENTLY BELONGING TO THE OWNER OF
LOT 3, AND VISUALLY DOES NOT APPEAR TO ENCROACH ONTO LOT 2. A WOODEN FENCE AND A LONGSTANDING
GARAGE/SHED STRUCTURE LIES OVER THE WEST LINE OF LOT 2 AS DETAILED. NO OTHER UNUSUAL CONDITIONS WERE
ENCOUNTERED.
