TOWNSHIP 17 SOUTH, RANGE 12 EAST, WILLAMETTE MERIDIAN,
CITY OF BEND, DESCHUTES COUNTY, OREGON
SURVEYOR'S NARRATIVE
THE PURPOSE OF THIS SURVEY IS TO MAP AND MONUMENT THE CORNERS OF THE PROPERTY
DESCRIBED IN THAT SPECIAL WARRANTY DEED RECORDED IN BOOK 268, PAGE 1750 OF
DESCHUTES COUNTY OFFICIAL RECORDS, BEING THE NORTH HALF OF THE EAST HALF OF LOT 9
AND THE NORTH HALF OF LOT 10 IN BLOCK 123, AND THAT PORTION OF THE ADJOINING
VACATED STREET INURING THERETO, FIRST ADDITION TO BEND PARK, CITY OF BEND,
DESCHUTES COUNTY, OREGON, AS REQUESTED BY THE OWNER AND OUR CLIENT, JANEL
GILLIHAN.
CONTROL FOR THIS SURVEY IS PER THE SURVEYS OF RECORD REFERENCED HEREIN AND THE
MONUMENTS SHOWN AS HELD AND SET ON THIS MAP OF SURVEY. IN 1961 JOHN EATON
SURVEYED THE PROPERTY DIRECTLY TO THE SOUTH, WHICH IS MIRROR IMAGE OF THE
SUBJECT PROPERTY, BEING THE SOUTH HALF OF THE EAST HALF OF LOT 9 AND THE SOUTH
HALF OF LOT 10 IN BLOCK 123, AND THAT PORTION OF THE ADJOINING VACATED STREET
INURING THERETO, AND HE MONUMENTED THE FOUR CORNERS OF THE SAME. THE IRON PIPE
MONUMENTS SET BY EATON AT THE SOUTH CORNERS OF THIS PROPERTY HAVE BEEN RELIED
ON BY SUBSEQUENT SURVEYS, AND WE HAVE DONE THE SAME, HOLDING THEM IN THEIR
FOUND POSITIONS.
TO REESTABLISH THE NORTHWEST CORNER OF THE SUBJECT PROPERTY, WE HELD THE
AFOREMENTIONED IRON PIPE MONUMENT SET BY EATON AT THE SOUTHWEST CORNER OF THE
PROPERTY TO THE SOUTH, AND THE MONUMENT SET BY ERIK HUFFMAN AT THE SOUTHWEST
CORNER OF BLOCK 120, HOLDING RECORD RIGHT-OF-WAY WIDTH OF FRANKLIN AVENUE. WE
FOUND A 1-INCH IRON BAR OF UNKNOWN ORIGIN NEAR OUR PROPORTIONED POSITION OF THE
NORTHWEST CORNER. WE FOUND NO OTHER SURVEY OF RECORD THAT RELIED ON THIS
MONUMENT, ALTHOUGH RAY OMAN MENTIONS A PIPE MONUMENT AT THIS LOCATION IN HIS
1990 SURVEY THAT HE COULD NOT FIND. AS NO SURVEY HAS RELIED ON THIS IRON BAR
MONUMENT, AND THE PROPERTY OWNER ALSO DOES NOT APPEAR TO HAVE RELIED ON IT
EITHER, WE HAVE REJECTED IT, SETTING A NEW MONUMENT AT THE TRUE CORNER POSITION.
CONTINUING OUR PROPORTIONING TO THE SOUTH ALONG 10TH STREET, WE FOUND A
THREADED IRON ROD WITH A SQUARE NUT THAT EATON SET IN 1971 INSIDE HIS IRON PIPE
MONUMENT SET 10 YEARS EARLIER AT THE SOUTHWEST CORNER OF THE SUBJECT PROPERTY;
AS THIS MONUMENT FIT VERY WELL WITH RECORD DATA AND THE EXISTING HELD MONUMENTS
NORTH AND SOUTH, WE HELD IT FOR THE SOUTHWEST CORNER OF THE SUBJECT PROPERTY.
I PATRICK COLE SET A MONUMENT IN 2016 AT THE NORTHEAST CORNER OF THE SUBJECT
PROPERTY DURING HIS SURVEY OF LANDS TO THE EAST, AND WE HAVE HELD IT ACCORDINGLY.
WE THEN USED EQUAL PROPORTIONING BETWEEN COLE'S MONUMENT AND EATON'S
IMONUMENT AT THE SOUTHEAST CORNER OF THE PROPERTY TO THE SOUTH AND SET A NEW
MONUMENT AT THE SOUTHEAST CORNER OF THE SUBJECT PROPERTY. WE FOUND A 1/2-INCH
I IRON ROD LOOSE AND LEANING NORTHEASTERLY NEARBY, APPARENTLY THE SAME IRON ROD
REFERRED TO BY EATON IN HIS 1971 SURVEY. AS THIS IRON ROD IS APPARENTLY DISTURBED,
WE HAVE REJECTED IT ACCORDINGLY.
THE EXTERIOR LINES AND CORNERS OF THE SUBJECT PROPERTY THUS REESTABLISHED, WE
SET NEW MONUMENTS AT THE CORNERS WHERE NONE PREVIOUSLY EXISTED. NO UNUSUAL
CONDITIONS WERE ENCOUNTERED DURING OUR SURVEY OTHER THAN THOSE NOTED ABOVE.
