THE PURPOSE OF THIS PROPERTY LINE ADJUSTMENT IS TO PERFECT A CONSOLIDATION OF A PORTION
OF LOT 9 AND LOTS 10, 11 & 12, BLOCK 5, PER REFERENCE (A), TO ACHIEVE FINAL APPROVAL OF
CITY OF BEND PROJECT NUMBERS PLPLAM20230579, PLPLAM20230580, PLPLAM20230581 AND
MONUMENT THE EXTERIOR BOUNDARY. THE CURRENT DEED BEFORE CONSOLIDATION IS THAT CERTAIN
STATUTORY WARRANTY DEED RECORDED NOVEMBER 24, 2020 AS INSTRUMENT NO. 2020-63594,
DESCHUTES COUNTY OFFICIAL RECORDS.
THE CENTERLINE OF WALL STREET WAS CALCULATED BY HOLDING FOUND MONUMENTS 103 AND 107
AT THE CENTERLINE INTERSECTIONS OF WALL STREET WITH MINNESOTA AVENUE AND LOUISIANA
AVENUE.
THE SOUTHEASTERLY RIGHT-OF-WAY LINE OF BROADWAY STREET, ALONG SAID BLOCK 5, WAS
CALCULATED BY HOLDING THE BEARING OF THE ABOVE CALCULATED WALL STREET CENTERLINE TO
FOUND MONUMENTS 100, 101 AND 106 AND THEN OFFSETTING SOUTHEASTERLY 70.00 FEET PER

THE CENTERLINE OF LOUISIANA AVENUE WAS CALCULATED BY HOLDING THE BEARING OF THE ABOVE
CALCULATED FRANKLIN AVENUE CENTERLINE THROUGH FOUND MONUMENT 107.
THE ABOVE CALCULATED CENTERLINES WERE OFFSET AS SHOWN TO FORM BLOCK 5, PLAT OF BEND.
RECORD PLAT DISTANCES WERE THEN PROPORTIONED TO ESTABLISH THE LOTS WITHIN SAID BLOCK 5.

RECORD DISTANCES ALONG THE CALCULATED LOT AND BLOCK LINES, PER REFERENCE (E), WERE
HELD FOR THAT PORTION EXCEPTED FROM LOT 9.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM (COCS)
BASED ON GPS OBSERVATIONS BETWEEN FOUND MONUMENTS 103 AND 107 UTILIZING THE OREGON
REAL-TIME GNSS NETWORK (ORGN) AND DESCHUTES 13 TRANSFORMATION, BEING NORTH 38'30'58"
EAST ALONG THE CALCULATED CENTERLINE OF WALL STREET.
