SURVEYOR'S NARRATIVE:
THE PURPOSE OF THIS SURVEY IS TO ADJUST THE PROPERTY LINES BETWEEN THAT TRACT OF LAND CONVEYED TO JOHN STITELY, 01-06-1999, IN VOLUME
1999, PAGE 461, (D1) DESCHUTES COUNTY OFFICIAL RECORDS AND THAT TRACT OF LAND CONVEYED TO JOHN E. BARTON AND NICOLE LOFFLER, TRUSTEES,
OR THEIR SUCCESSORS IN INTEREST, OF THE BARTON-LOFFLER LIVING TRUST, RECORDED 04-13-2015 IN BOOK 2015, PAGE 13015, (D2), DESCHUTES COUNTY
OFFICIAL RECORDS.
THE STITELY PROPERTY (D1) IS DESCRIBED AS THE N 1/2 N 1/2 NE 1/4 SE 1/4 OF SECTION 30, LYING WEST OF THAT TRACT OF LAND DESCRIBED IN
VOLUME 14, PAGE 564, (D3), DESCHUTES COUNTY OFFICIAL RECORDS. TOGETHER WITH 2 AREAS LYING IN THE SE 1/4 NE 1/4 OF SECTION 30, THE WESTERN
AREA IS ROUGHLY 205' x 225' AND THE EASTERN AREA IS ROUGHLY 227.47, x 215'.
THIS PROPERTY LINE ADJUSTMENT IS DEALING WITH A PORTION OF THE BARTON-LOFFLER PROPERTY DESCRIBED IN (D2) AS THE SE 1/4 NE 1/4 OF SECTION
30, EXCEPT THAT PORTION DESCRIBED IN VOLUME 14, PAGE 564 (D3).
WE LOCATED MONUMENTS AT THE MAJOR CORNERS OF THE EAST ONE-HALF OF SECTION 30 AS SHOWN WHICH FIT WELL WITH RECORD.
BOTH PROPERTIES EXCEPT OUT THAT PORTION OF LAND DESCRIBED IN VOLUME 14, PAGE 564 (D3). THE DESCRIPTION IN (D3) IS LOCATED WITHIN THE EAST
ONE-HALF OF SECTION 30. WE DID NOT FIND ANY SURVEYS MONUMENTING THIS PROPERTY EXCEPT THOSE SET BY COLVIN IN (R4) NEAR THE EAST
ONE -QUARTER CORNER OF SECTION 30. A LATER DEED (D4) TO TUMALO IRRIGATION DISTRICT INCLUDES THE SAME DESCRIPTION OF CALLS IN (D3) ALONG
WITH ADDITIONAL PROPERTY. WE HELD THE DISTANCE OF 998.00 FEET FROM THE EAST ONE -QUARTER CORNER TO THE NORTHERN POINT OF THE LAND IN
(D3). WE ROTATED THE REMAINING CALLS TO A BEST FIT A DISTANCE OF 547.3 FEET FROM THE SOUTH ONE -QUARTER CORNER ALONG THE SOUTH LINE OF
SECTION 30 PER THE CALL IN (D4).
LOT LINE ADJUSTMENT, LL-85-13 WAS SUBMITTED AND TENTATIVELY APPROVED BY THE DESCHUTES COUNTY PLANNING DEPT. IN MAY 1985 BUT WAS NEVER
FINALIZED. A LOT LINE ADJUSTMENT SURVEY WAS PREPARED AND FILED BY COLVIN IN (R4) MONUMENTING PORTIONS TO BE CONVEYED TO AND FROM BOTH
PARTIES INVOLVED. ALTHOUGH THE ADJUSTMENT WAS NOT FINALIZED WE HELD SOME OF THE MONUMENTS SET IN (R1) AND (R4) TO ESTABLISH THE EXISTING
PROPERTY LINES DESCRIBED IN (D1).
BASIS OF BEARINGS AND CONTROL FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM (COCS). GPS CALIBRATIONS WERE MADE FROM, THE
ORGN BASE STATIONS (INCLUDING BNDM, REDM, LAPN, P387 SISTERS, PNVL, AND MDRS) WITH TOPCON HIPER GPS. THE CALIBRATION TIES MULTIPLE COCS
POINTS USING PUBLISHED COORDINATES. THE DESCHUTES 13 TRANSFORMATION USES A MOLODENKSY TRANSFORMATION. THE COCS VERTICAL DATUM IS NGVD
