DOUGLAS; JAMES H. DOUGLAS, TRUSTEE OF THE MARGARET GERALDINE SYMONS' TRUST A; AND JAMES H. DOUGLAS, TRUSTEE OF THE MARGARET GERALDINE SYMONS' TRUST B. SAID PROPERTY IS A REMAINDER TRACT ORIGINALLY DESCRIBED AS THE NW 1/4 NW 1/4 OF SECTION 17, TOWNSHIP 18 SOUTH, RANGE 12 EAST BEING A PORTION OF THAT TRACT OF LAND DESCRIBED IN VOLUME 204, PAGE 755, DESCHUTES COUNTY OFFICIAL RECORDS. THE SUBJECT PROPERTY IS BOUNDED BY THE PLAT OF PINEBROOK PHASE II AND US. HIGHWAY 97 (THE PARKWAY). NO MONUMENTS WERE SET BY ODOT ALONG THE SUBJECT PROPERTY AND NO MONUMENTS WERE SET ALONG THE EAST LINE OF THE PLAT OF PINEBROOK, PHASE II BUT IS NOTED AS THE CENTERLINE OF AN IRRIGATION CANAL. WE CALCULATED THE CENTERLINE OF THE PARKWAY USING THE NORTHING & EASTINGS FROM (R3) AND ROTATED TO FIT FOUND MONUMENT NO. 3 (ODOT NO. 2117) AND MONUMENT NO. 4 (ODOT GPS CONTROL POINT 12). FROM THE CALCULATED CENTERLINE WE ESTABLISHED THE WESTERLY RIGHT OF WAY ALONG THE SUBJECT PROPERTY HOLDING STATIONING AND OFFSETS FROM (D1). ALONG THE SOUTHERLY RIGHT OF WAY OF PINEBROOK BLVD AS REPLATTED IN THE PLAT OF PHASE it (R2), WE FOUND AND HELD MONUMENTS NO. 1, 2 AND 3 PER (R2). WE HELD A TANGENT CURVE AND RECORD RADIUS FROM MONUMENT NO. 3 HEADING EASTERLY TO THE RIGHT OF WAY OF THE PARKWAY. WE HELD THE RECORD RADIUS AND MONUMENTS NO. 1 AND 2 TO ESTABLISH CURVE (Cl). WE HELD A TANGENT LINE FROM THE WEST END OF (Cl) MONUMENT NO. 1 HEADING WESTERLY FOR THE SHORT TANGENT TO THE CENTERLINE OF AN ARNOLD IRRIGATION CANAL PER (R2) CALCULATED POSITION "A". THE EXISTING CANAL ALONG THE PLAT OF PINEBROOK, PHASE II IS NO LONGER IN USE. AS A CHECK WE LOCATED THE BOTTOM OF THE CANAL AS SHOWN AND NOTEDD THAT THE EAST LINE OF (R2) DID FIT EXACTLY WITH THE ACTUAL LOCATION OF THE CANAL. WE DECIDED TO HOLD THE PLAT (R2) INFORMATION FOR THE WEST LINE OF THE SUBJECT PROPERTY. WE CALCULATED THE SE CORNER OF LOT 6, BLOCK EIGHT, PINEBROOK PHASE II (R2) BY HOLDING THE NORTHING AND EASTING CALLED OUT IN (R3) ROTATED TO FIT FOUND MONUMENTS NO. 3 AND NO. 4. WE HELD THE PLAT DIMENSIONS PER (R2), ROTATED TO FIT CALCULATED POSITIONS "A" AND "B" FOR THE EAST LINE OF (R2) AND THE WEST LINE OF THE SUBJECT PROPERTY. THIS FIT WELL WITH THE PLAT AND FOUND MONUMENT NO. 5 SET IN (R4). BASIS OF BEARINGS AND CONTROL FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM (COCS). GPS CALIBRATIONS WERE MADE FROM THE ORGN BASE STATIONS (INCLUDING BNDM, REDM, LAPN, P387 SISTERS, PNVL, AND MDRS) WITH SP80 SPECTRA PRECISION GPS. THE CALIBRATION TIES MULTIPLE COCS POINTS USING PUBLISHED COORDINATES. THE DESCHUTES 13 TRANSFORMATION USES A MOLODENKSY TRANSFORMATION. THE COCS VERTICAL DATUM IS NGVD 29.
