THE BEARING BETWEEN THE NORTHEAST CORNER OF BLOCK 5 OF "MCCAFFERYS FIRST ADDITION" AND THE NORTHWEST CORNER OF PARCEL 1 OF PARTITION PLAT NUMBER 2005-1 IS S89'42'45"E. THROUGH EXTENSIVE RESEARCH, IT WAS FOUND THAT MOST OF THESE PROPERTIES WERE DEEDED THROUGHOUT THE COURSE OF A FEW DECADES, DATING AS FAR BACK THE EARLY 1940'S. THESE PROPERTIES HAD NEVER BEEN SURVEYED IN THEIR EXISTENCE EXCEPT FOR A FEW LINES ON RECORD SURVEYS. THE RESOLUTION SHOWN HEREIN IS FROM A COMBINATION OF RECORD DIMENSIONS OF DEED CALLS, RECORD SURVEYS AND THEIR MONUMENTS, IDENTIFYING JUNIOR AND SENIOR RIGHTS IN ORDER OF CONVEYANCE PER DESCHUTES COUNTY DEED RESEARCH, AND OCCUPATION LINES IN THE FORM OF FENCES AND WALLS. AFTER RIGHT-OF-WAY LINES WERE ESTABLISHED, PRORATION OF BLOCKS WAS BETWEEN OAK, PARTITION PLAT NUMBER 2005-1 (6), AND CEDAR STREET. OF ROW fS8T41'57"E THERE WAS A FOUND 3-1/4" AXLE NEXT TO A 5/8" IRON ROD AT THE NORTHEAST CORNER OF BLOCK 5 IN 'McCAFFERY'S FIRST ADDITION". THIS AXLE WAS WAS HELD FOR SAID .-. o NORTHEAST CORNER AS IT FIT VERY WELL WITH MONUMENTS TO THE SOUTH ALONG OAK AND A FOUND 3/4" PIPE TO THE EAST AT THE NORTHWEST CORNER OF BLOCK 4 FOR OF THE �v ��— SAME PLAT. THERE WAS ALSO A FOUND UNRECORDED 1/2" IRON PIN AT THE SOUTHWEST CORNER OF BARGAIN AND SALE DEED 2020-39767 THAT WAS HELD FOR BOTH NORTH RIGHT-OF-WAY LINE OF ADAMS AND FOR THE SAID SOUTHWEST CORNER. THIS PIN MATCHED THE RECORD DEED CALL 80.00' NORTH OF THE NORTHWEST CORNER OF BLOCK 2 OF N MCCAFFERY'S ADDITION. THIS RESOLUTION AGREES WITH THE FOUND MONUMENTS SHOWN HEREIN AND THE RECORD DIMENSIONS FOUND IN THE ORIGINAL PLATS CITED WITHIN REASONABLE o TOLERANCES. NO OTHER UNUSUAL ITEMS OCCURRED WITH THIS RESOLUTION. THESE MONUMENTS AGREED WITH OF RECORD DISTANCES AND WERE ACCEPTED AS ORIGINAL FOR THIS PROPERTY. THE SOUTH LINE WAS ESTABLISHED BY HOLDING A LINE PARALLEL WITH THE r ESTABLISHED NORTH LINE AND 194 FEET NORTHERLY FROM THE NORTHWEST CORNER OF BLOCK 2 OF "MCCAFFERY'S FIRST ADDITION', PER DEED REFERENCE. THERE WAS A FOUND o MONUMENT AT THE SOUTHWEST CORNER THAT WAS IN POOR CONDITION, AS AN ASPHALT PATH HAD BEEN CONSTRUCTED OVER IT. THIS MONUMENT WASN'T HELD FOR THE SOUTHWEST '~ CORNER AS IT'S POSITION DIDN T MATCH RECORD DIMENSIONS USED IN THIS RESOLUTION, HOWEVER IT DID FALL ON THE SOUTHERLY EXTENSION OF THE WEST LINE OF LARCH STREET n (PER 5). THE EAST AND WEST LINES WERE ESTABLISHED BY HOLDING THE MONUMENTS FOUND PER CS12984 (5). THE MONUMENT FOUND AT THE SOUTHWEST CORNER FIT WELL WITH THIS g RESULT AND CAUSED EVERYTHING TO FIT WELL WITH RECORD DISTANCES. THE EAST LINE WAS INTENDED TO BE PARALLEL WITH THE WEST LINE AND USED THE HELD THE MONUMENT ! FOUND AT THE NORTHEAST CORNER. FROM THIS POINT, A LINE PERPENDICULAR WITH THE ESTABLISHED NORTH LINE AND THEN OFFSET THE RECORD 85 FEET. McINTIRE FOUND IN BOOK 320 PAGE 868, THAT APPEARS TO BE JUNIOR TO ALL ADJOINING LAND. THE LINES SHOWN HEREIN IS THE RESULT OF All THOSE DEEDS OCCUPYING THE LAND THEY ARE ENTITLED TO. THE OCCUPATION LINES AND MEASURED ROAD IMPROVEMENTS AGREE WITH THIS RESOLUTION WITH ANGLE POINTS AND NON -CONTINUOUS LINES. FIR STREET WITHIN THE PLAT OF "ADAMS STREET COMMONS" THERE WAS A FOUND IRON ROD HELD FOR THE SOUTHWEST CORNER OF SAID PLAT WHICH WAS ORIGINALLY SET IN CS00486. THIS LAND WAS ORIGINALLY DESCRIBED IN BOOK 35 PAGE 572 WHERE THE SOUTHWEST CORNER WAS TO BE 80.00 FEET NORTH FROM THE NORTHWEST CORNER OF BLOCK 6 OF "THE ORIGINAL TOWNSITE OF SISTERS", CS00486 CONFIRMS THIS MEASUREMENT. IN THE PLAT OF "ADAMS STREET COMMONS" IT IS FOUND THAT THIS IRON ROD IS IN FACT 2.44 FEET WEST OF THIS 80.00 FOOT DEED CALL, CONFIRMING OUR FINDINGS. THIS DEED FOUND IN BOOK 35, PAGE 572 HAPPENS TO CONTROL 3 SEPARATE DEEDS TO THE EAST INCLUDING THE DEDICATION SHOWN FOR FIR STREET EXTENSION. IT APPEARS THE INTENT WAS TO HAVE ALL OF THESE DEEDS MARRY WELL TO EACH OTHER CAUSING NO OVERLAPS OR GORES, HOWEVER BY HOLDING THE MONUMENT RATHER THAN THIS DEED CALL, A 2.58 FOOT DISCREPANCY OCCURS. AFTER EXAMINING ALL AVAILABLE EVIDENCE AND RECORDS, I BELIEVE THE SOUTHEAST CORNER OF SAID DEED SHOULD BE 80.00 FEET NORTH OF SAID BLOCK 6 AND 240 FEET EAST ALONG THE RIGHT-OF-WAY OF ADAMS AVENUE AS SHOWN HEREIN, CAUSING A 72.58 FOOT WIDE RIGHT-OF-WAY OF THE RESOLVED CENTERLINE OF FIR STREET.
