WE WERE RETAINED BY TRINITY LUTHERAN CHURCH TO MONUMENT THE BOUNDARIES OF THE SUBJECT PROPERTY AS
DESCRIBED IN WARRANTY DEED BK 161, PG 647, AND BARGAIN AND SALE DEED BK 354, PG 1674, EXCEPTING THEREFROM
RIGHT OF WAY DESCRIBED IN DEDICATION DEEDS (d1), (d2) AND (d3).
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM AS DETERMINED BY GPS
OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK (ORGN) AND A TRIMBLE CALIBRATION USING PUBLISHED
COORDINATES FOR CENTRAL OREGON COORDINATE SYSTEM CONTROL POINTS.
A CONTROL, RECOVERY AND RETRACEMENT MAP FOR THE EMPIRE CORRIDOR IMPROVEMENTS PROJECT WAS FILED BY
THIS OFFICE MAY 3, 2018 AS CS19640 (0) WHICH RETRACED THE RIGHT OF WAYS OF EMPIRE AVE AND BUTLER MARKET
ROAD FRONTING THE SUBJECT PROPERTY. SOME MONUMENTS PER THAT SURVEY HAVE BEEN DESTROYED BY
SUBSEQUENT ROAD CONSTRUCTION AND TIES TO THOSE MONUMENTS PER CS19640 WERE USED WHERE APPLICABLE.
THE RIGHT OF WAY OF EMPIRE AVE WAS ESTABLISHED PER DEDICATION DEED 2019-32183 (d2) AND DEDICATION DEED
2020-15362 (d3). MONUMENTS WERE FOUND AND HELD PER LOT LINE ADJUSTMENT BY RAY OMAN IN CS11722 (r4) AND PER
PARTITION PLAT NO. 2007-74 (CS17575) TO ESTABLISH THE WESTERLY R/W LINE. THIS ALIGNMENT FITS THE MONUMENT
FOUND PER CANAL COMMONS (r8) ON THE EASTERLY R/W LINE. WHERE MONUMENTS WERE NOT FOUND RECORD DATA
WAS USED TO MAINTAIN THE RECORD GEOMETRY PER (d2) AND (d3).
THE RIGHT OF WAY OF BUTLER MARKET ROAD RETRACED PER THIS SURVEY WAS ESTABLISHED BY HOLDING THE
MONUMENTS FOUND ALONG THE CENTERLINE PER THE RIGHT OF WAY MAP BY TOM BLUST OF DESCHUTES COUNTY
PUBLIC WORKS, CS11963 (6). THE CENTERLINE WAS OFFSET ITS FULL MEASURE OF 40 FEET TO ESTABLISH THE ORIGINAL
LOT 2 NORTHERLY R/W LINE AND ADDITIONAL R/W WAS ESTABLISHED PER DEDICATION DEED 201740560 (d1).
CANAL COMMONS
THE NORTHERLY LINE OF THE SUBJECT PROPERTY, COINCIDENT WITH THE SOUTHERLY LINE OF THE NORTH UNIT CANAL,
WAS ESTABLISHED BY HOLDING THE FOUND MONUMENT BY OMAN PER (r4) AT THE NORTHWEST CORNER OF THE SUBJECT
PROPERTY AND THE FOUND 1/2" IRON ROD TO THE NORTHEAST PER WARRANTY DEED BK 161 PG 647. A NEW MONUMENT
WAS SET AT THE INTERSECTION WITH THE WESTERLY R/W LINE OF EMPIRE AVE.
THE WESTERLY LINE OF THE SUBJECT PROPERTY WAS ESTABLISHED BY HOLDING THE FOUND MONUMENTS AT THE
NORTH AND SOUTH ENDS, WITH A NEW MONUMENT BEING SET AT ITS INTERSECTION WITH THE NORTH R/W LINE PER
