HRON, PLS 92723, FILED 11 /25/2019, CS20064 (D1) WARRANTY DEED, 2009-21373 FILED 5/22/2009 (D2) NO DEED -DEVELOPER CURRENT OWNER SURVEYOR'S NARRATIVE: WE WERE HIRED BY CLAUDE SIMMONS TO PERFORM A PROPERTY LINE ADJUSTMENT WITH HIS LOT 64 OF YARDLEY ESTATES, PHASE III (R1) AND LOT 38 OF ACADIA POINTE PHASES I AND II (R1). THE NEW PROPERTY LINE WAS SET WITH A 5/8" REBAR AND YELLOW CAP MARKED TYE ENGINEERING AS SHOWN. ALL EXISTING MONUMENTS WERE FOUND IN GOOD CONDITION AND FIT WELL WITH RECORD MEASUREMENTS EXCEPT THE ANGLE POINT ON THE WEST LINE OF LOT 64 WAS MISSING. THIS POINT WAS NOT RESET DUE A BUSH IN THIS LOCATION. IT WAS CALCULATED FROM A LINE AT THE NORTHWESTERLY CORNER OF SAID LOT 64 TO THE SOUTHWESTERLY CORNER SAID LOT 64 AND SCALED AND ROTATED TO FIT THE FOUND POSITIONS. NO UNUSUAL CIRCUMSTANCES WERE FOUND DURING THE COURSE OF THE SURVEY. BASIS OF BEARING: BASIS OF BEARINGS AND CONTROL FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM (COCS). GPS CALIBRATIONS WERE MADE FROM THE ORGN BASE STATIONS (INCLUDING BNDM, REDM, LAPN, P387 SISTERS, PNVL, AND MDRS) WITH SP80 SPECTRA PRECISION GPS. THE CALIBRATION TIES MULTIPLE COCS POINTS USING PUBLISHED COORDINATES. THE DESCHUTES 13 TRANSFORMATION USES A MOLODENKSY TRANSFORMATION. THE COCS VERTICAL DATUM IS NGVD 29.
