NARRATIVE:
THE PURPOSE OF THIS SURVEY IS TO DETERMINE THE SOUTH LINE OF THE PROPERTY DESCRIBED
IN DOCUMENT NO.2018-31772, DESCHUTES COUNTY OFFICIAL RECORDS ALSO BEING THE NORTH
RIGHT OF WAY LINE OF OBSIDIAN AVENUE, FORMERLY CATLOW ROAD. THE SUBJECT PROPERTY IS
LOCATED IN A PORTION OF THE SOUTHWEST ONE -QUARTER OF THE SOUTHWEST ONE -QUARTER
OF SECTION 13, TOWNSHIP 15 SOUTH, RANGE 13 EAST, WILLAMETTE MERIDIAN.
THE PROPERTY WAS PREVIOUSLY SURVEYED BY MANSFIELD AND POVEY IN CS00822, BEING THE
SUBJECT OF MINOR LAND PARTITION 77-118. ALL FOUR CORNERS AS SHOWN ON SAID SURVEY
WERE RECOVERED AND HELD AS SHOWN, SAID CORNERS MATCH RECORD DIMENSIONS VERY
WELL. THE SOUTHWEST AND SOUTHEAST CORNERS ARE SHOWN BEING ON THE SECTION LINE
WITH THE LOCATION OF OBSIDIAN AVENUE, FORMERLY CATLOW ROAD, BEING OFFSET FROM THE
SECTION LINE. AT THE SOUTHEAST CORNER OF THE PROPERTY, THE MAP SHOWS A DISTANCE OF
11.17 FEET TO AN EXISTING FENCE LINE AND FURTHER SHOWS "ADDITIONAL I DEDICATION'
ALONG THE NORTH LINE OF OBSIDIAN AVENUE. THERE WAS NO DECLARATION BY THE OWNER
NOR A SUBSEQUENT DEDICATION OF RIGHT OF WAY BY A SEPARATE DOCUMENT, THEREFORE
THE "ADDITIONAL 1 U DEDICATION" NEVER TOOK PLACE.
OBSIDIAN AVENUE, FORMERLY CATLOW ROAD, WAS ESTABLISHED AS A 40' ROAD IN CROOK
COUNTY COMMISSIONER JOURNAL VOLUME 5, PAGE 191 ON JANUARY 10, 1914. THE ROAD IN
FRONT OF THE SUBJECT PROPERTY IS CALLED AS ALONG THE SOUTH LINE OF SAID SECTION 13
BETWEEN THE ONE -QUARTER CORNER BETWEEN SECTIONS 13 AND 24 AND THE SECTION
CORNER COMMON TO SECTIONS 13, 24, 18, AND 19 ON THE RANGE LINE BETWEEN RANGES 12
AND 13 EAST. THE EXISTING ROAD IN THIS STRETCH WANDERS ANYWHERE FROM BEING ON-LINE
TO 15'+/- SOUTH OF THE SECTION LINE. THE ROADWAY DITCHES ARE USED TO CONVEY
IRRIGATION WATER AND VERY LIKELY THE ROAD HAS NOT MOVED SINCE IT WAS BUILT. OLD
FENCES ALONG THE ROAD ARE GENERALLY 29+/- CENTERLINE AND NEWER FENCES ARE
GENERALLY 30' +/- FROM THE CENTERLINE OF THE EXISTING ROADWAY.
THEREFORE, I HELD THE CENTERLINE OF THE EXISTING ROAD AND OFFSET THE CENTERLINE
20.0Y NORTH PER THE ESTABLISHMENT OF CATLOW ROAD AND SET TYPICAL MONUMENTS PER
THE LEGEND AND HELD SAID LINE AS THE SOUTH LINE OF THE SUBJECT PROPERTY.
THE BASIS OF BEARINGS OF THIS SURVEY IS N 89054'40" W ALONG THE SOUTH LINE OF THE
SOUTHEAST ONE -QUARTER OF SAID SECTION 13 PER CS00822, RECORDS OF THE DESCHUTES
COUNTY SURVEYOR'S OFFICE.
