THE PURPOSE OF THIS SURVEY IS TO REPLAT THE NORTH HALF OF LOTS 1 & 2,
BLOCK 25, WIESTORIA, CITY OF BEND, DESCHUTES COUNTY, OREGON, AS
REQUESTED BY OUR CLIENT, WHIT ROSS, AND AS APPROVED BY THE CITY OF BEND
IN FILE NUMBER PLLD20230527.
CONTROL FOR THIS SURVEY IS BASED ON THE SURVEYS OF RECORD REFERENCED
ON THIS PLAT AND THE SURVEY MONUMENTS SHOWN AS HELD AND SET ON THIS
MAP. THE BOUNDARY OF THE SUBJECT LANDS WAS PREVIOUSLY FULLY RESOLVED
BY JIM PERRY IN HIS 2023 SURVEY OF THE SOUTH HALF OF LOTS 1 & 2, FILED AS
CS21163 WITH THE DESCHUTES COUNTY SURVEYOR'S OFFICE, AND WE HAVE
ADHERED TO HIS METHODOLOGY FOR THIS PARTITION PLAT. BASIS OF BEARINGS
FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM (DESCHUTESI3
TRANSFORMATION), USING THE NAD83(2011) EPOCH 2O10.00 REFERENCE FRAME,
AS MEASURED BETWEEN THE MONUMENTS RECOVERED AT THE NORTHEAST
CORNER OF BLOCK 16 OF WIESTORIA AND THE NORTHWEST CORNER OF PARTITION

MONUMENTS WERE THEN SET AT THE CORNERS OF THE PLAT BOUNDARY AND THE
