NARRATIVE
WE WERE RETAINED BY CREST BUTTE APARTMENTS, LLC TO MONUMENT THE BOUNDARY LINE OF TAX LOT
171227CD00101.
NEFF ROAD WAS ESTABLISHED BY HOLDING THE FOUND SECTION AND QUARTER SECTION CORNERS AS
SHOWN, PER CS20327 (r6) AND CS20510 (r4). THE LINE BETWEEN FOUND MONUMENTS WAS OFFSET 40.00
FEET TO ESTABLISH THE NORTH R/W LINE. PURCELL BLVD WAS ESTABLISHED BY RETRACING CS20327 AND
HOLDING MONUMENTS AND CONTROL FOUND PER THAT SURVEY. THE QUARTER SECTION CORNER AT THE
INTX OF NEFF & PURCELL, PER OCRR 733, WAS TIED OUT PRIOR TO INTERSECTION CONSTRUCTION WHICH
DESTROYED THE MONUMENT. A NEW MONUMENT WAS SUBSEQUENTLY RESET BY DESCHUTES COUNTY
PER OCRR 2068. THIS NEW MONUMENT WAS CHECKED AND FOUND TO FIT THE ORIGINAL COORDINATES
WITHIN ACCEPTABLE TOLERANCES AND THE ORIGINAL COORDINATES WERE HELD.
ONCE THE PURCELL BLVD AND NEFF ROAD RIGHT OF WAYS WERE RESOLVED, NEW MONUMENTS WERE
SET ALONG THE WEST RIGHT OF WAY LINE OF PURCELL BLVD PER DEDICATION DEED 2021-71510 (d1) WITH
RECORD DIMENSIONS BEING HELD PER SAID DEED.
THE NORTHERLY AND WESTERLY BOUNDARIES OF SAID TAX LOT WERE ESTABLISHED BY HOLDING FOUND
MONUMENTS AS SHOWN. THE SOUTHWEST CORNER OF THE SUBJECT PROPERTY, BEING THE SOUTHEAST
CORNER OF LOT 3, BLOCK 1 OF EDGECLIFF, WAS ESTABLISHED BY HOLDING THE 2 FOUND MONUMENTS AS
SHOWN AND SETTING A NEW MONUMENT AT THE INTERSECTION WITH THE NORTH R/W LINE OF NEFF RD.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM AS
DETERMINED BY GPS OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK (ORGN) AND A
TRIMBLE CALIBRATION USING PUBLISHED COORDINATES FOR CENTRAL OREGON COORDINATE SYSTEM
CONTROL POINTS.
