SURVEYOR'S NARRATIVE
THE PURPOSE OF THIS SURVEY WAS TO DETERMINE AND MONUMENT THE BOUNDARY OF THE LAND DESCRIBED IN INSTRUMENT 2025-004476,
DESCHUTES COUNTY RECORDS.
A PORTION OF THE COMMON AREA IN BLOCK 6 WAS DEEDED TO BOTH LOT 13 AND LOT 12, BLOCK 6, WOOD RIVER VILLAGE AS DESCRIBED IN
INSTRUMENTS 2025-4476 AND 2016-23409, DESCHUTES COUNTY RECORDS. THE DEED LINES OVERLAP AS SHOWN ON THIS RECORD OF SURVEY.
ESTABLISHED THE LINE BETWEEN THESE PROPERTIES SO THAT THERE IS AN EQUITABLE DIVISION OF THE ABANDONED COMMON AREA.
THE BASIS OF BEARINGS WAS THE LINE BETWEEN THE NORTHEAST CORNER OF LOT 13 AND THE SOUTHEAST CORNER OF LOT 14, BLOCK 6,
WOOD RIVER VILLAGE AS MEASURED BETWEEN FOUND MONUMENTS.
HELD THE FOUND MONUMENTS PER THE PLAT OF WOOD RIVER VILLAGE AS CONTROLLING.
ESTABLISHED THE SOUTHEAST CORNER OF LOT 13 AT ITS PROPORTIONATE DISTANCE ON THE LINE BETWEEN THE NORTHEAST CORNER
OF LOT 13 AND THE SOUTHEAST CORNER OF LOT 14.
1 ESTABLISHED THE NORTHEAST CORNER OF THE SUBJECT PROPERTY AT THE MID -POINT OF THE LINE BETWEEN THE FOUND MONUMENTS
AT THE NORTHEAST CORNER OF LOT 13 AND THE SOUTHEAST CORNER OF LOT 12.
ESTABLISHED THE NORTHWEST CORNER OF THE SUBJECT PROPERTY AT ITS PROPORTIONATE POSITION ALONG THE EAST
RIGHT-OF-WAY LINE OF CHERRYWOOD LANE.
I HELD THE FOUND MONUMENTS ALONG THE EAST RIGHT-OF-WAY LINE OF CHERRYWOOD LANE IN LOT 13 AS CONTROLLING.
THERE ARE FENCE LINES THAT CROSS BOUNDARY LINES AS SHOWN.
