ACCORDING TO MY CLIENT'S INSTRUCTIONS AND ACCORDING TO CITY OF REDMOND LAND USE FILES:
711-24-000229-PLNG (RMP), 711-24-000230-PLNG M.
THE SUBJECT PROPERTY IS LOCATED IN THE SOUTHWEST ONE -QUARTER OF THE NORTHEAST ONE -QUARTER OF
SECTION 29, TOWNSHIP 15 SOUTH, _RANGE 13 EAST, WILLAMETTE MERIDIAN, CITY OF REDMOND, DESCHUTES
COUNTY, OREGON.
TO DETERMINE THE BOUNDARY OF LOT 7, BLOCK 1, SUNSHINE ADDITION I SEARCHED FOR MONUMENTS FROM SAID
PLAT. I FOUND THE MONUMENTS AS SHOWN ON THE EASEMENT LINE OF THE COID CANAL PER SAID SUNSHINE
ADDITION AND WERE HELD. THE CORNERS ALONG SW YEW AVENUE PER THE PLAT OF SUNSHINE ADDITION WERE
SEARCHED FOR AND NOT FOUND, PRESUMABLY DESTROYED DURING THE IMPROVEMENT OF SW YEW STREET
CIRCA 2011. MONUMENTS FOUND AT THE NORTHEAST ONE -SIXTEENTH CORNER AND CENTER -NORTH
ONE -SIXTEENTH CORNERS OF SAID SECTION 29 WERE HELD TO ESTABLISH THE SECTION SUBDIVISION LINE AND
NORTH LINE OF SAID LOT 7.
FROM THE FOUND MONUMENTS, I HELD RECORD PLAT ANGLES AND DISTANCES TO CREATE THE BOUNDARY OF
SAID LOT 7, THEN EXCEPTED OUT THE NORTHERLY 10.00' PER THE RIGHT OF WAY DEDICATED IN DEED DOCUMENT
NO.2011-6243, DESCHUTES COUNTY OFFICIAL RECORDS.
THE SETTING OF A MONUMENT AT THE NORTHWEST PLAT CORNER WITHIN THE DEDICATED RIGHT OF WAY HAS
BEEN WAIVED BY THE COUNTY SURVEYOR PER ORS 92.060(2)(b).
THE BASIS OF BEARINGS IS THE CENTRAL OREGON COORDINATE SYSTEM BASED ON GPS OBSERVATIONS
