THE PURPOSE OF THIS SURVEY IS TO MAP AND MONUMENT THE LINES AND CORNERS OF VARIOUS PROPERTIES LOCATED IN SECTION 20 AND
THE SOUTHWEST QUARTER OF SECTION 17, TOWNSHIP 15 SOUTH, RANGE 11 EAST, WILLAMETTE MERIDIAN, DESCHUTES COUNTY, OREGON,
OWNED BY OUR CLIENT, DESERT SPRINGS RANCH LIMITED PARTNERSHIP.
CONTROL FOR THIS SURVEY IS PER THE SURVEYS AND DEEDS OF RECORD REFERENCED HEREIN AND THE MONUMENTS SHOWN AS HELD AND
SET ON THIS MAP OF SURVEY. FOR EASE OF REFERENCE, ALL DESERT SPRINGS RANCH AND ADJOINING PROPERTIES ARE IDENTIFIED WITH
THE MAP AND TAX LOT NUMBER ASSIGNED TO EACH PROPERTY BY THE DESCHUTES COUNTY ASSESSOR AS OF THE DATE OF THIS SURVEY..

TAX LOT 1100: NORTHWEST QUARTER OF THE SOUTHWEST QUARTER (NW1/4 SW1/4)
TAX LOT 1200: SOUTHWEST QUARTER OF THE SOUTHWEST QUARTER (SW1/4 SW1/4)
OUR CLIENT IS VESTED IN ABOVE PROPERTIES BY VIRTUE OF THAT WARRANTY DEED RECORDED IN VOLUME 409, PAGE 2716, DEED RECORDS
OF DESCHUTES COUNTY, SPECIFICALLY AS TO PARCEL 4 (TAX LOT 1000), PARCEL 5 (TAX LOT 1200) AND PARCEL 6 (TAX LOT 1100) ACCORDING
TO SAID DEED.

CENTER -EAST -WEST 1/64TH CORNER, WHICH POVEY MONUMENTED IN ITS CORRECT POSITION. ALL SUBSEQUENT SURVEYS IN AND ALONG THE
BOUNDARIES OF THE SOUTHWEST QUARTER OF SECTION 17 HAVE RELIED ON POVEY'S MONUMENTS AND WE HAVE DONE THE SAME, HOLDING
POVEY'S CENTER -EAST -WEST 1/64TH CORNER AND AUBREY PERRY'S WEST QUARTER CORNER TO REESTABLISH AND MONUMENT THE
CENTER -WEST 1/16TH CORNER BY SINGLE PROPORTIONING, AND FURTHER ESTABLISHING AND MONUMENTING THE SOUTHWEST 1/16TH
CORNER BY INTERSECTION USING ADJACENT 1/16TH CORNERS TO THE NORTH, WEST AND SOUTH, AS WELL AS POVEY'S

COMMON TO SECTIONS 19 & 20 BY DAVID TUTTLE IN HIS 1986 SURVEY OF THE E1/2 SE1/4 NE1/4 OF SECTION 19. AS DISCUSSED IN OUR SURVEY
OF PARTITION PLAT 2021-33, THIS MONUMENT IS INTERIOR TO LANDS HELD IN COMMON OWNERSHIP (DESERT SPRINGS RANCH) AND HAS NOT
BEEN RELIED UPON BY ANY SUBSEQUENT SURVEY, NOR ARE ADJACENT FENCES OF DESERT SPRINGS RANCH BUILT TO THIS MONUMENT,
WHICH LIES WITHIN AN ABANDONED IRRIGATION DITCH. THIS MONUMENT WAS THEREFORE REJECTED AND THE CALCULATED

THE CENTER -WEST AND CENTER -NORTH 1/16TH CORNER WERE ESTABLISHED & MONUMENTED BY SINGLE PROPORTIONING BETWEEN THE
WEST, NORTH AND CENTER 1/4 CORNERS OF SECTION 20. THE NORTHWEST 1/16TH CORNER WAS ESTABLISHED AND MONUMENTED BY
INTERSECTION USING THE MONUMENTED 1/16TH CORNERS TO THE NORTH, EAST AND SOUTH, AS WELL AS THE CALCULATED POSITION OF THE
NORTH 1/16TH CORNER TO THE WEST.
THE COMMON PROPERTY LINE BETWEEN TAX LOTS 2800 & 2801 WAS MONUMENTED USING RECORD DEED DATA. AND FINALLY, THE
CENTER -SOUTH 1/16TH CORNER WAS MONUMENTED BY THE BUREAU OF LAND MANAGEMENT IN 2015 WITH A 60D NAIL NEXT TO A ROCK PILE
AND ALUMINUM POST, WITH A MORE PROMINENT BRASS CAP ATOP A STEEL PIPE NEARBY SERVING AS A WITNESS CORNER. THE 60D NAIL WAS
REMOVED AND REMONUMENTED IN ITS FOUND & HELD POSITION WITH AN IRON ROD DRILLED INTO SUBSURFACE ROCK WITH AN ALUMINUM CAP
AFFIXED ON TOP PER THIS SURVEY MAP SO AS TO PERPETUATE ITS POSITION AND AVOID POTENTIAL FUTURE CONFUSION WITH THOSE WHO
MIGHT ASSUME THE BLM WITNESS CORNER MARKS THE TRUE CORNER.
MONUMENTS MARKING THE CORNERS OF THE DESERT SPRINGS RANCH PROPERTIES WHERE NONE PREVIOUSLY EXISTED WERE SET AS
SHOWN ON THIS MAP OF SURVEY. ALTHOUGH DEDICATED PUBLIC ROADWAYS EXISTING WITHIN THE SUBJECT PROPERTIES HAVE BEEN
DEPICTED ON THIS MAP, THEY HAVE NOT BEEN FURTHER MAPPED OR MONUMENTED AT THIS TIME AT THE DIRECTION OF OUR CLIENT. BASIS
OF BEARINGS FOR THIS SURVEY IS THE MEASURED LINE BETWEEN THE MONUMENTS MARKING THE QUARTER AND EAST SECTION CORNERS
COMMON TO SECTIONS 17 AND 20, USING GNSS OBSERVATIONS, THE NAD83(2011) EPOCH 2O10.00 DATUM REALIZATION, AND THE CENTRAL
OREGON COORDINATE SYSTEM (DESCHUTESI3 TRANSFORMATION). NO UNUSUAL CONDITIONS WERE ENCOUNTERED OTHER THAN THOSE
NOTED ABOVE.
