SURVEYOR'S NARRATIVE
WE WERE RETAINED BY ACME BUILDING PARTNERS, LLC, AN OREGON LLC, TO PREPARE AND MONUMENT THE PLAT OF "DRY
CANYON, PHASE 2 SOUTH" AS APPROVED BY THE CITY OF REDMOND PER ORDINANCE NO.2017-11, DATED OCTOBER 24, 2017.
A RECORD OF SURVEY (PROPERTY LINE ADJUSTMENT) WAS PREPARED BY OUR OFFICE AND FILED WITH THE DESCHUTES
COUNTY SURVEYOR'S OFFICE AS CS20649 (r2) IN OCTOBER OF 2021. THE BOUNDARIES OF ADJUSTED COMMON B OF SAID
RECORD OF SURVEY WERE RETRACED WHICH FORM THE BOUNDARIES OF THIS PLAT. ALL MONUMENTS FOUND WERE HELD,
AS SHOWN.
THE INTERIOR LOT LINES WERE MONUMENTED PER THIS PLAT IN ACCORDANCE WITH THE ABOVE REFERENCED APPROVAL.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM AS DETERMINED BY GPS
OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK (ORGN) AND A TRIMBLE CALIBRATION USING PUBLISHED
COORDINATES FOR CENTRAL OREGON SYSTEM CONTROL POINTS.
WATER RIGHT STATEMENT
DRY CANYON, PHASE 2 SOUTH HAS AN ADJUDICATED 7.71 ACRES OF WATER RIGHT ON CERTIFICATES
ISSUED TO CENTRAL OREGON IRRIGATION DISTRICT. THERE ARE 5.00 ACRES OF WATER RIGHT THAT
HAVE BEEN QUITCLAIMED TO CENTRAL OREGON IRRIGATION DISTRICT AND 2.71 ACRES OF WATER
RIGHT QUITCLAIMED TO THE CITY OF REDMOND/AIRPORT. THESE WATER RIGHTS REMAIN
APPURTENANT TO THIS LAND UNTIL COMPLETION OF A WATER RIGHT TRANSFER TO REMOVE THE 7.71
ACRES FROM THE DESCRIBED PARCEL. UPON ISSUANCE OF AN ORDER BY OREGON WATER
RESOURCES DEPARTMENT, NO WATER RIGHTS WILL REMAIN WITHIN THE BOUNDARIES OF DRY
