SURVEYOR'S NARRA 17VE:
THE PURPOSE OF THIS SURVEY WAS TO ESTABLISH THE BOUNDARY OF THE PROPERTY DESCRIBED AS
PARCEL 1 IN DEED 2014-22811 OF DESCHUTES COUNTY OFFICIAL RECORDS, BEING TAX LOT 4100 OF
TAX MAP 18-12-01BO. I HELD MONUMENTS FROM MY 2021 PROPERTY LINE ADJUSTMENT (CS20635)
AS SHOWN, HOLDING THE EASTERLY LINE OF TAX LOT 4200 AS MY BASIS OF BEARINGS, PER THAT
SURVEY. I ESTABLISHED THE NORTHERLY ANGLE POINT IN TAX LOT 4100 (THE SOUTHWEST CORNER OF
LOT 9 BLOCK 2 OF DOBBIN ACRES) ALONG THIS EAST LINE AT DEED DISTANCE OF 101.36 FEET. I
HELD THE LINE FROM THIS POINT TO THE EAST AT 160.00 FEET AND PERPENDICULAR PER DEED AND
PER SAID PLAT, TO ESTABLISH THE NE CORNER OF TAX LOT 4100 (SE CORNER OF LOT 9 BLOCK 2).
IN CS20635, I CALLED THE 5/8" IRON ROD NEAR THE NW CORNER OF TAX LOT 4100 0.10 FEET
SOUTH OF THE NORTH LINE, AND MADE THE SAME CALL FOR THIS SURVEY, HOLDING THE EAS71NG OF
THE ROD. I HELD THE 1/2" IRON RODS IN DOBBIN ROAD, ONE AT THE SW CORNER OF TAX LOT 4100
AND ONE AT AN ANGLE POINT AT THE CENTERLINE OF DOBBIN ROAD. ALTHOUGH THEY DIDN'T FIT THE
PHYSICAL CENTERLINE OF DOBBIN ROAD, THEY FIT THE RECORD DIMENSIONS OF REFERENCED SURVEYS
(R3) AND (R4) VERY WELL. I HELD DEED LENGTH FOR THE EAST LINE OF TAX LOT 4100 AND HELD IT
PARALLEL TO MY BASIS OF BEARING, WHICH IS CONSISTENT WITH THE DEED. THE DEED CONTAINED
DIMENSIONS TO AN INTERIOR LINE WHICH I IGNORED, AS THEY DIDN'T ADD ANYTHING EXCEPT
CONFUSION. THE DEED DIDN'T HAVE A TOTAL LENGTH OF THE PORTION OF DOBBIN ROAD CENTERLINE
EAST OF THE 1/2" IRON ROD AT THE ANGLE POINT, BUT THIS RESOLUTION FIT THE EXIS77NG FENCE
LINES NEAR THE SE CORNER. I OFFSET THIS ESTABLISHED ROAD CENTERLINE 30.00 FEET NORTHERLY
AND SET MONUMENTS AT THE EAST AND WEST PROPERTY LINE INTERSETIONS, AND ALSO SET THE
ANGLE POINT AT THE INTERSECTION OF THE 30.00-FOOT OFFSET LINES.
