HomeMy WebLinkAboutSurvey 21605A ' RECORD OF SURVEY FOR SURVEY DATE: JUNE 5, 2025 REILLY FAMILY REVOCABLE TRUST LOCATED IN PORTIONS OF BLOCK 131, HILLMAN, VACATED 14TH STREET, E AVENUE, AND CENTRAL AVENUE, SITUATE IN THE NORTHWEST ONE -QUARTER OF THE SOUTHEAST ONE -QUARTER (NW114 SE 1 /4) OF SECTION 16, TOWNSHIP 14 SOUTH, RANGE 13 EAST, W.M., DESCHUTES COUNTY, OREGON NARRATIVE WE WERE COMMISSIONED BY REILLY FAMILY REVOCABLE TRUST TO CONSOLIDATE A PORTION OF AND MONUMENT THE BOUNDARY OF THEIR RECONFIGURED PROPERTIES IN TERREBONNE, OREGON. THE CONSOLIDATED PROPERTIES WERE PERFECTED IN DEED DOC. NO. 2025-17399, DESCHUTES COUNTY OFFICIAL RECORDS AS PER THE APPROVED LOT LINE ADJUSTMENTS (CONSOLIDATIONS) NO. 247-25-000223-LL AND 247-25-000224-LL. DURING THE COURSE OF THIS SURVEY, MONUMENTS FOUND WERE MEASURED WITH OUR TRIMBLE R10 GPS EQUIPMENT. BOUNDARY OF THE PROPERTIES SHOWN HEREON WERE DETERMINED AS FOLLOWS. THE NORTH LINE WAS HELD BETWEEN THE 'E' AVENUE CENTERLINE MONUMENTS FOUND AT THE INTERSECTIONS WITH 14TH STREET AND 15TH STREET. THE WEST LINE WAS HELD BETWEEN THE 14TH STREET CENTERLINE MONUMENTS FOUND AT THE INTERSECTIONS WITH 'E' AVENUE AND CENTRAL AVENUE, THE LATTER OF WHICH BECAME THE SOUTHWEST PROPERTY CORNER WHEN 14TH STREET AND CENTRAL AVENUE WERE VACATED. THE EAST LINE WAS HELD BETWEEN THE CENTERLINE MONUMENTS FOUND ALONG THE CENTERLINE OF 15TH STREET AT THE INTERSECTIONS WITH CENTRAL AVENUE AND 'E' AVENUE. THE CENTERLINE WAS OFFSET 30' TO THE WEST TO ESTABLISH THE EAST PROPERTY LINE. THE SOUTH LINE OF THE PROPERTY WAS HELD BETWEEN SAID MONUMENT FOUND AT THE CENTERLINE OF 15TH STREET AND CENTRAL AVENUE AND THE MONUMENT FOUND AT THE SOUTHWEST CORNER OF THE PROPERTY. THE NORTHWESTERLY LINE OF PROPERTY 'A' LIES AT THE CENTERLINE AN IRRIGATION CANAL KNOWN AS THE C.O.LD. LATERAL 'H'. THE CANAL WAS MEASURED AND A BEST FIT LINE WAS CALCULATED TO MATCH THE CANAL CENTERLINE LOCATION. REFERENCE POINTS WERE SET ALONG THE EAST BANK OF THE CANAL ALONG THE 20' CANAL EASEMENT LINE AS SHOWN. THE REMAINING CORNERS OF THE TWO CONSOLIDATED PROPERTIES WERE CALCULATED BY PROPORTIONATE MEASURE ALONG THE CALCULATED EAST AND WEST BOUNDARY LINES AND SET PER THE PLAT OF HILLMAN. THE WESTERLY CORNER COMMON TO PROPERTY 'A' AND PROPERTY 'B' WAS REFERENCED BY MONUMENTS SET ON THE 20' CANAL EASEMENT LINE AS SHOWN. THE NORTHWEST CORNER OF PROPERTY `A', WHICH LIES IN THE CENTERLINE OF C. D.I.D. LATERAL `H , WAS ALSO REFERENCED BY THE MONUMENT SET ON THE WEST LINE OF PROPERTY 'B' AS SHOWN.
