AN EXISTING BOARD FENCE IS ALONG A PORTION OF THIS LINE. 1 6JW6� THE NEW BOUNDARY IS TO PARALLEL THE EXISTING BOUNDARY BETWEEN THE LOTS, AND SCALE 1 1N = 30 FT BEGINS AND ENDS ON THE INTERSECTING LOT LINES. NEW LOT CORNER POINTS WERE MONUMENTED AT THE ENDPOINTS OF THE NEW LINE. POINT #2 IS ON THE LINE BETWEEN FOUND CORNERS #1 AND #3. POINT #5 IS ON THE LINE BETWEEN FOUND CORNERS #6 AND #9. THE INTENT WAS TO PLACE THE NEW PROPERTY LINE SIX INCHES EAST OF THE EXISTING FENCE LINE WHICH RUNS 50 FEET SOUTH FROM THE NORTH PROPERTY LINE,THEN ANGLES SE TO THE HOUSE. NOTE: THERE WAS ATRANSPOSITION ERROR FOUND ON THE ORIGINAL SUBDIVISION PLAT BETWEEN POINTS #7 & #4. THE ORIGINAL PLAT SHOWS A DISTANCE OF 131.11 FEET, WHEREAS THE MEASURED DISTANCE WAS 113.10 FEET. BASIS OF BEARING - THE LINE BETWEEN CORNERS #3 & #4, EAST, PER CS 08908. ALL OTHER LINES SHOWN WERE ESTABLISHED BY HOLDING FOUND OR CALCULATED POSITIONS. SURVEY REFERENCES C.S. INDICATES THE COUNTY SURVEY NUMBER. ALL SURVEYS CITED ARE FOUND IN THE DESCHUTES COUNTY SURVEYORS OFFICE IN BEND, OREGON. C.S. 08908 IS PINEBROOK SUBDIVISION PHASE III BY MICHAEL TYE, PLS 1046, FILED MAY 31, 1977. THE LOTS IN THE SUBDIVISION WERE OF VARIOUS SIZE AND SHAPE. THERE IS A 30 FT. WIDE COMMON AREAALONG THE NORTH BOUNDARY OF THE LOT LINES AND ON THE WEST SIDE OF LOT 5. REBAR OF BOTH, 5/8" AND 1/2" DIA. WERE SET FOR LOT CORNERS. ADDITIONAL REBAR OF VARIOUS SIZES HAVE SINCE BEEN SET IN VARIOUS POSITIONS, SOME BY PERSONS UNKNOWN. C.S. 08910 IS A RETRACEMENT OF LOT 5, BLOCK TEN, OF PINEBROOK PHASE III, BY GARY DEJARNATT, PLS 22081 FILED JAN.20, 1989, DURING WHICH HE SETA NAIL THROUGH A WASHER FOR THE NW CORNER OF LOT 4 (#3) AND SET A REBAR WITH A PLASTIC CAP FOR THE MOST SOUTHERLY CORNER OF SAID LOT. (#9). NOTE: THERE IS A STRONG PROBABILITY THAT THE SW CORNER REBAR OF LOT 5 (#8), HAS BEEN MOVED SINCE LAST SURVEYED IN 1989. MEASUREMENTS TO IT FROM BOTH THE NW CORNER (#1) AND THE NEW REBAR SET BY DEJARNATT (#9), SHOW IT TO BE APPROXIMATELY 3 FT SOUTH AND WEST OF THE RECORD POSITION. A DILIGENT SEARCH WAS MADE FOR ANY OTHER NEARBY REBAR BUT NONE WAS FOUND. THE CURRENT POSITION DOES NOT AFFECT ANY OTHER PROPERTY OWNER AS IT BORDERS A COMMON AREA, WHERE SNOW IS OFTEN PLOWED OUT OF THE ROADWAY. FOR THESE REASONS, I OPTED TO NOT ACCEPT IT OR SET A NEW MONUMENT WHICH COULD ADD CONFUSION BUT INSTEAD COMPUTED A COORDINATE FOR THE CORNER POSITION WHICH IS USED TO DELINEATE THE PROPERTY LINES AND COMPUTE ACREAGE.
