BASE BEARING DETERMINED FROM GPS OBSERVATIONS USING WGS84 "SINGLE POINT POSITION"
AT A CONTROL POINT SET IN A CONVENIENT LOCATION. A LOCAL TRANSVERSE MERCATOR MAP
PROJECTION WAS THEN APPLIED WITH THE FOLLOWING PARAMETERS AND REAL TIME
OBSERVATIONS WERE USED AND INDEPENDENTLY CHECKED USING CONVENTIONAL METHODS.
BASE LATITUDE: 44'03'33.45043" N. BASE LONGITUDE. 121'10'41.45347" W.
ASSUMED BASE NORTHING: 205057.87 FT. ASSUMED BASE FASTING: 281354.58 FT.
ELLIPSOID: WGS84 SCALE. 1.000176475 PROJECT HEIGHT: 3451.88 FT.

NARRATIVE
THE PURPOSE OF THIS SURVEY WAS TO ADJUST THE COMMON BOUNDARY LINE BETWEEN THE
SUBJECT PROPERTIES SHOWN HEREON. THE ADJUSTMENT WAS APPROVED BY DESCHUTES
COUNTY PLANNING UNDER FILE NO. 247-25-000240-LL. RESEARCH OF SURVEY RECORDS IN
THIS AREA REVEALED CSO3286, CS03294, CS03311, CSO3260, CS03264, CS03290 AND
PROPERTY LINE ADJUSTMENT C520754. RECORD DEEDS USED FOR THIS SURVEY WERE
INSTRUMENT NO. 2016-39716, INSTRUMENT NO. 2016-09193, INSTRUMENT NO. 2021-17635,
INSTRUMENT NO. 2010-20840 AND INSTRUMENT NO. 2020-42575. OWNERSHIP OF THE
SUBJECT PROPERTIES WAS COMMON AT THE TIME OF THIS SURVEY.
MOST OF THE RECORD SURVEYS ARE UNCLEAR ON WHAT, IF ANY, SURVEY MONUMENTS WERE
SET. A FIELD SEARCH RESULTED IN LOCATING VERY FEW MONUMENTS FOR THE SUBJECT
PROPERTIES AS WELL AS FOR THE ADJOINING PROPERTIES. RECORD DEEDS DESCRIBE TO THE
CENTERLINE OF DONNA LANE AND SUBSEQUENTLY EXCEPT OUT THE RIGHT-OF-WAY. A SEARCH
FOR MONUMENTS ALONG THE CENTERLINE OF DONNA LANE WAS ALSO UNSUCCESSFUL. ONE
MONUMENT WAS FOUND AND HELD AT THE NORTHEAST CORNER OF ORIGINAL TAX LOT 1102 AS
INDICATED. THIS SURVEY FOUND AND HELD THE WEST 1116 CORNER AND REESTABLISHED THE
CENTER -WEST 1/16 CORNER PER FOUND REFERENCES AS NOTED HEREON. LACKING ANY
OTHER RECORD SURVEY MONUMENTS, THIS SURVEY CALCULATED THE PARENT BOUNDARIES PER
DEED DESCRIPTION BY USING RECORD ANGLES AND DISTANCES BASED UPON THAT 1/16
SECTION LINE. RECORD DEED 2016-39716 CLOSES MATHEMATICALLY HOWEVER IT SHOULD BE
NOTED THAT CS03264 DOES CONTAIN ERRORS ON THE MAP PORTION. DESCRIPTIONS CONTAINED
WITHIN CS03264 DO CLOSE AND MATCH THE DEED SO THOSE DIMENSIONS WERE USED HEREIN.
THE MONUMENT FOUND AT THE NORTHEAST CORNER OF ORIGINAL TAX LOT 1102 WAS HELD
AND IT DOES DEVIATE SLIGHTLY FROM THE RECORD ANGLES AND DISTANCES AS SHOWN.
THE ADJUSTED BOUNDARIES WERE CALCULATED AS APPROVED AND MONUMENTS WERE SET
ACCORDINGLY. THE SOUTH BOUNDARY OF THE RESULTING PROPERTIES WAS MONUMENTED WITH
WITNESS CORNERS SET IN AN EXISTING FENCE LINE IN ORDER TO AVOID PLACING THEM IN A
HORSE TRAINING/RIDING AREA. THE ADJUSTMENT AND RESULTING PARCEL PROPERTY
DESCRIPTIONS WERE THEN PREPARED. A DEED WAS RECORDED TO PERFECT THE ADJUSTMENT
AS INSTRUMENT NUMBER 2026-01494.
