PUBLIC HEARING ON THIS DATE? No BACKGROUND AND POLICY IMPLICATIONS: Deschutes County leased property located at 3705 N. Hwy. 97, Bend, to the Bethlehem Inn (DC 2011­ 004). Bethlehem Inn provides shelter and comprehensive services for homeless families and single adults in Central Oregon. The original effective date of the lease was July 1,2010 for a period of two (2) years. The original term of the lease was extended by two (2) years in 2012 and now expires June 30,2014. Bethlehem Inn now desires to extend the lease for an additional year, until June 30, 2015, according to the same terms, and add the option for two (2) additional consecutive twelve (12) month terms (ending June 30, 2017). This amendment reflects those changes and approves the one (1) year extension with the option for further extensions. FISCAL IMPLICATIONS: Continuing rent at $2,034 per month ($24,408 per year). RECOMMENDATION & ACTION REQUESTED: Staff recommends that the Board of County Commissioners authorize the Chair to sign Document 2014-360. WIT N E SSE T H: WHEREAS, Lessor and Lessee entered into a Lease (DC 2011-004) with a commencement date of July 1, 2010, for property located at 3705 N. Hwy 97, Bend, Deschutes County, Oregon, and WHEREAS, Lessor and Lessee entered into two (2) subsequent Lease Amendments (DC 2011-171 and DC 2012-487), and WHEREAS, Lessor and Lessee wish to extend the term of the Lease; NOW, THEREFORE, Lessor and Lessee agree that the Lease is hereby amended to read as follows: Section 1.3 Term: Five (5) years, commencing on July 1, 2010 (the "Commencement Date"), and ending June 30, 2015, provided Lessee is not in default beyond any applicable notice and cure periods. Except as otherwise provided in this Lease. if the Lessee is not then in default. Lessee has the option to renew this lease for two (2) additional consecutive twelve (12) month terms by giving at least thirty (30) days written notice to Lessor prior to the expiration of the lease term. In all other respects the Lease shall be and remain in full force and effect.
