Consideration of Board signature of Documents 2014-618 and 2014-619, Bargain and Sale Deeds, and
2014-620, Acceptance of Real Property.

BACKGROUND AND POLICY IMPLICATIONS:
The attached acceptance and conveyance of real property is a result of a lot line adjustment authorized
by DeschutesCounty on August 19,2014 under File No. Lot Line Adjustment 247-14-000268-LL
(see attached drawing). The authorized adjustment is between two adjoining properties owned
individually by Deschutes County, and by Tom and Cheryl Edwards. The overall adjustment includes
conveyances of a 20-acre portion of a 160-acre County property to the Edwards, and a 20-acre parcel in
entirety from the Edwards to the County to be combined with the remainder of the adjusted 160-acre
County parcel. Subsequently, are-conveyance ofthe now legally adjusted County parcel back to the
County is necessary to reflect the new legal description. The property owned by Deschutes County,
which was originally 160 acres in area, will remain 160 acres after the deeds are recorded and the lot
line adjustment is completed, but with an adjusted configuration. The Edwards will retain a separate
20-acre parcel (legal lot of record).
FISCAL IMPLICATIONS:
There is no consideration for this adjustment. This is a straight-across exchange of property per the lot
line adjustment.
RECOMMENDATION & ACTION REQUESTED:
Staff recommends signature of Documents 2014-618, 2014-619 and 2014-620.
