Consideration of Signature by County Counsel of Document 2010-733, a Deed of Reconveyance.

BACKGROUND AND POLICY IMPLICATIONS:
At public auction March 20, 2008, John Sidman was declared successful bidder for the parcel
commonly known as 17383 Kingfisher Drive, Bend. Deschutes County offered financing for the
transaction and Mr. Sidman paid $11,200.00 cash as a down payment and signed a Trust Deed and a
Promissory Note for $44,800.00.
On December 6, 2010, the Finance Department advised us that Mr. Sidman had paid the balance owing
in full and had requested a Deed of Reconveyance. As Trustee, Mark Pilliod, Deschutes County Legal
Counsel, must execute the Deed of Reconveyance.
FISCAL IMPLICATIONS:
Finance Department received a final payoff in the amount of $51,342.25.
RECOMMENDATION & ACTION REQUESTED:
Staff recommends signature by County Counsel of Document 2010-733.

Re: Land Sale Contract Payoff — John Sidman
Attached please an amortization schedule of the payments received on two
notes in the name of John Sidman. The balance owing on this account has been
paid in full by Mr. Sidman on December 1, 2010. We did not collect any
recording fees.
Our records indicate the original loans dated May 1, 2008 were on property
described as Lot 3 Block 49 Oregon Water Wonderland Unit No. 2 and Lot 19
Block 27 Oregon Water Wonderland Unit No. , Deschutes County, Oregon.
