Consideration of Board signature of Document No. 2008-568, a Lease Amendment between Deschutes
County, Lessor, and George Green, Jr., Lessee.

BACKGROUND AND POLICY IMPLICATIONS:
This lease is for approximately two acres of bare land in the La Pine Industrial Site. The Lessee stores
landscape materials there. The lease is due to expire November 30, 2008 and Mr. Green wishes to
extend the lease for two years at the same rental rate. This amendment also provides for an option . o
extend for another two years.
FISCAL IMPLICATIONS:
$2,168.88 annual rental income.
RECOMMENDATION & ACTION REQUESTED:
Staff recommends Board signature of the Lease Amendment.

LEASE AMENDMENT
THIS LEASE AMENDMENT is made and entered into by and between DESCHUTES
COUNTY ("Lessor") and GEORGE GREEN, JR. ("Lessee").
WITNESSETH:
WHEREAS, Lessor and Lessee entered into a Lease (DC 2006-432) for approximately 2.1 3
acres, more or less, of real property in the La Pine Industrial Site Phase II, Deschutes County,
Oregon, and
WHEREAS, Lessor and Lessee entered into Amendments to Lease (DC 2007-006 and
DC 2007-576), to extend the term of the lease; and
WHEREAS, Lessee wishes to extend the term of the lease for a two-year period with an
option to extend for another two-year period;
NOW, THEREFORE, Lessor and Lessee agree that the Lease is hereby amended to read
as follows:
Section 1. 1. Term. The term of this Lease shall be effective December 1, 2006 and shall
continue until November 30, 2010, a period of four (4) nears, unless sooner terminated. Lessee has
the option to extend the Lease for an additional two (2) years.
In all other respects the Lease shall be and remain in full force and effect.

Background & History: This lease is for approximately 370 square feet of office
space at the South County Services Building. The La Pine Industrial Group manages
the development of three county -owned parcels into business and industrial parks. The
current lease is due to expire December 31, 2008. LIGI wishes to extend the lease for
three years at the same rental rate. This amendment also provides for an option to
extend for another three-year term. The rental rate would increase five percent (5%)
upon extension.
